We offer a turn-key solution meaning your garden room is ready to use on completion.

Will I need planning permission?
The majority of outbuildings, including garden rooms, do not require planning permission as they are considered permitted development, as long as:
▪ You don’t intend to live in it and there is no sleeping accommodation
▪ The garden room won’t take up more than half the area of land around your ‘original house’, that is, as it was first built or as it stood on 1st July 1948 (if it was built before that date)
▪ The maximum eaves height does not exceed 2.5 metres. A maximum overall height of four metres is allowed with a dual pitched roof or three metres for any other roof.

How much will it cost?
As a guide Robertson Garden Rooms are priced around £1,200-£1,400 per square metre* which is based on a fully insulated room with 3 panel aluminium bifold doors, no partition walls and no additional windows. Depending on your specification the cost will be adjusted accordingly. All prices are subject to VAT at the current rate. *Subject to fluctuations in the cost of building materials.

How does this compare to an extension?
A brick-built ground floor extension on the back of your home measuring 3m x 6m would cost in the region of £38,000-£43,000 and needs planning permission. A Robertson Garden Room the same size would cost around £22,000, depending on the specification, and there's a lot less mess and disruption!
